So you're thinking about booking a condo in Puerto Vallarta? Smart choice.
I've been helping guests find the perfect vacation rentals here for years. And let me tell you: there's a big difference between a great stay and a frustrating one.
It usually comes down to what you know before you book.
Puerto Vallarta has thousands of condos available. That's exciting but also overwhelming. How do you pick the right one? What should you watch out for? What do most first-timers get wrong?
I'm going to walk you through the 10 things I wish every guest knew before booking their Puerto Vallarta condo rental. These tips will save you money, stress, and help you find exactly what you're looking for.
Let's dive in.
1. Seasonality Affects Everything: Including Price
This is huge.
Prices in Puerto Vallarta swing dramatically depending on when you visit. We're talking $147 per night in October versus $269 per night in December for similar properties.
Peak season runs from mid-December through Easter. That's when snowbirds escape the cold and prices climb.
If you want the best deals, consider visiting in September, October, or early November. The weather is still beautiful. The beaches are less crowded. And your money goes a lot further.

2. Location Matters More Than You Think
Puerto Vallarta isn't just one neighborhood. It's several distinct areas, each with its own vibe.
Zona Romántica (Old Town) is where most visitors want to be. It's walkable. It's charming. You've got restaurants, bars, and Los Muertos Beach right at your doorstep. If you want to experience authentic PV, this is it.
The Hotel Zone is more resort-style. Great beaches but less local character. You'll probably need taxis to get around.
South Zone and Conchas Chinas offer quieter, more upscale settings. Beautiful views but farther from the action.
My recommendation? Start in Old Town for your first visit. You can always explore other areas once you know what you like.
3. Book Direct When Possible
Here's something most people don't realize.
The same condo often appears on multiple platforms: Airbnb, VRBO, Expedia, and direct rental sites. Prices can vary between them.
Booking directly with the owner often gets you better rates. Why? Because platforms charge hosts fees. When you cut out the middleman, everyone wins.
Plus, direct communication means you can ask questions, request special arrangements, and build a relationship with your host.
4. Read Reviews Like Your Trip Depends On It
Because it does.
Don't just glance at the star rating. Actually read what guests say. Look for patterns.
Multiple people mention spotty WiFi? Believe them. Several reviews praise the host's responsiveness? That's gold.
Pay special attention to recent reviews. A property can change hands or decline over time. What mattered two years ago might not reflect today's experience.

5. Know What Amenities You Actually Need
It's easy to get distracted by fancy photos. But think about how you'll actually spend your time.
Essential for most guests:
- Strong WiFi (especially if you're working remotely)
- Air conditioning
- Fully equipped kitchen
- Hot water (sounds basic but not always guaranteed)
Nice to have:
- Washer/dryer or nearby laundry
- Parking (if you're renting a car)
- Balcony with views
- Smart TV with streaming
Make a list before you start searching. It keeps you focused and prevents impulse bookings.
6. Understand the Check-In Process
Most condos for rent in Puerto Vallarta use self-check-in these days. That means keypad codes or lockboxes.
This is actually great. You're not waiting around for someone to meet you. You arrive on your schedule.
But here's what to confirm before booking:
- When will you receive check-in instructions?
- What's the backup plan if something goes wrong?
- Is the host available by phone or WhatsApp?
A good host sends detailed instructions 24 hours before arrival. They include photos. They give you multiple ways to reach them.
If a host is vague about check-in, that's a red flag.
7. Transportation From the Airport Is Trickier Than Expected
Getting from the airport to your condo isn't as simple as hailing a taxi.
Due to federal regulations and strong taxi unions, ride-sharing apps don't work at the Puerto Vallarta airport. You'll need to either:
- Take an official airport taxi ($500-550 pesos, roughly $25-30 USD)
- Arrange private transportation through your host
- Book an airport shuttle in advance
Pro tip: The return trip to the airport costs less: around $350 pesos. So budget accordingly.
Ask your host if they offer transportation services. Many do, and it makes arrival stress-free.

8. Cleaning and Trash Policies Vary
This catches people off guard.
Most vacation rentals include cleaning at check-in and check-out. But they expect you to handle a few things:
- Do your dishes before leaving
- Take out trash on designated days
- Keep things reasonably tidy
Trash collection in Mexico works differently than in the US or Canada. Many neighborhoods have specific pickup days and times. Your host should tell you exactly when and where to put trash out.
It's not complicated. But knowing in advance prevents confusion.
9. Early Check-In and Late Check-Out Usually Cost Extra
Standard check-in is 3 PM. Check-out is 11 AM.
These times exist for good reason. Cleaning crews need time to prepare between guests.
If you need flexibility, ask in advance. Most hosts can accommodate: but there's usually a fee.
Typical late check-out rates:
- 11 AM – 1 PM: $30 USD
- 1 PM – 3 PM: $35 USD
- 3 PM – 5 PM: $40 USD
Many properties offer free luggage storage if you just need somewhere to stash bags while you explore.
The key is communicating early. Don't assume. Ask.
10. A Good Host Makes All the Difference
This is the most important thing I can tell you.
You can find two identical condos in the same building. One host responds within an hour. The other takes days.
One host provides local restaurant recommendations, answers questions patiently, and genuinely cares about your experience. The other disappears after booking.
The condo matters. But the host matters more.
Look for hosts who:
- Respond quickly during the booking process
- Provide detailed house rules and instructions
- Offer local tips and recommendations
- Make it easy to contact them during your stay
When you find a great host, you've found more than a rental. You've found a local connection that transforms your entire trip.
