Puerto Vallarta Long Term Rentals: Remote Work Guide
When to book and how monthly pricing differs from nightly resort rates
What to check before you commit: WiFi, A/C, kitchen, and walkability to the beach
Choosing an Amapas or Zona Romántica base for a month or more of remote work

If you have ever spent a week in Puerto Vallarta and thought “I could actually live here for a while,” you are not alone. Every season we host guests who arrive for a vacation, fall for the bay, and start looking into puerto vallarta long term rentals before they have even finished their first margarita. If that sounds like you, welcome. This is our honest, local guide to finding a monthly rental that actually works for remote work.
We are a family who hosts condos and studio apartments here, most of them in the hillside Amapas neighborhood above Zona Romantica. We are not a big resort, and we are not a faceless listing site. So we can tell you exactly what to look for, what to avoid, and how to time your booking.
Why Puerto Vallarta Works So Well for a Month (or Three)
Puerto Vallarta sits on the same time zone as much of the US and Canada, which makes it one of the easiest places in Mexico to work remotely from. Your morning stand-up does not land at midnight. Your coworkers are not confused about where you are. And when the workday ends, you walk five blocks to Los Muertos Beach.
The city also has real infrastructure for long stays. Reliable fiber internet is common in the neighborhoods near Old Town, grocery stores and pharmacies are walkable, and there is a genuine expat and remote-work community if you want company. You get the laid-back beach rhythm without giving up the things you need to keep a job.
When to Book a Monthly Rental in Puerto Vallarta
Timing matters more than most people expect. Our rule of thumb:
- For stays from November through April, the high season, start looking three to six months ahead. This is when snowbirds arrive and the best ocean-view units for a full month go fast.
- For May through October, you can often book six to eight weeks out and still find great options, plus lower rates.
- If your dates are flexible, the shoulder months of May and early November are the sweet spot: warm weather, thinner crowds, and monthly pricing that is noticeably gentler.
One more tip: monthly hosts get booked around the calendar, not around your calendar. If a unit you love is taken for the first half of the month, ask whether the host has a second unit or a gap in the following weeks. We often do.
How Monthly Pricing Differs From Nightly Resort Rates
This is where long term rentals in Puerto Vallarta really pay off. Nightly resort and hotel rates are priced for peak demand, per night, with taxes and fees stacked on top. Monthly rentals work differently. Hosts quote a flat monthly rate that usually covers utilities, internet, and cleaning, and the nightly equivalent drops sharply once you commit to 28 days or more.
You also stop paying for things you do not need on a long stay. A kitchen means you are not eating every meal out. A washing machine means you are not packing for a month. And a local host means you are not paying a resort premium for a lobby you will walk through twice.
What to Check Before You Commit
Before you send a deposit, run through this checklist. It is the same one we would give a friend.
- Internet speed. Ask for the actual speed, not just “fast WiFi.” For video calls you want a solid fiber connection, and, ideally, a backup option such as a hotspot or a co-working space nearby.
- Air conditioning. Puerto Vallarta is warm most of the year. Confirm that the bedroom has A/C, not just a ceiling fan.
- Kitchen. If you are staying a month, a real kitchen with a stove, fridge, and basic cookware changes your daily budget completely.
- Walkability to the beach. We count blocks, honestly. Most of our units are four to five blocks from Los Muertos Beach and Old Town, which is an easy, flat walk.
- Laundry and workspaces. A dedicated desk or a table with a view makes a surprising difference when you are on calls all week.
- Reviews and a real host. Read what past guests say about communication. A responsive local host is worth more than a fancy lobby.
Choosing Your Base: Amapas, Zona Romantica, or Old Town
The neighborhood you pick shapes your whole month. Here is how we think about it.
Amapas is the hillside above Zona Romantica. You get the best ocean and mountain views in town, quieter evenings, and a short downhill walk to the beach and restaurants. It is our personal favorite for remote workers who want calm mornings before calls and a view to reward themselves with afterward.
Zona Romantica is the lively heart of Old Town. You are steps from cafes, galleries, the malecon, and the Rio Cuale. It is ideal if you want to walk everywhere, meet people easily, and never need a car. Our Casa Vizcarra studios sit right in this mix.
Old Town generally gives you the best of both: character, walkability, and a short hop to the beach. Whichever you choose, prioritize the walk to the water. You will do it every single day.
A Few Local Pointers for Your Month
Eat where the locals eat. The best tacos are rarely on the malecon. Ask your host for their favorite spots, and you will get recommendations no guidebook has.
Learn the rhythm of the day. Mornings are cool and quiet, perfect for focused work. Afternoons are for the beach and the pool. Evenings are for the malecon and dinner.
Do not overschedule. The whole point of a long stay is that you are not rushing. Build in slow days.
