If you’re asking yourself which is the best area of Puerto Vallarta to stay, you’re not alone. It’s the question we hear most from friends planning their first (or fifth!) trip here. And honestly, the answer depends on what you want your days to feel like. Two of our favorite Puerto Vallarta neighborhoods are Amapas and Zona Romántica, they sit right next to each other, and they suit very different kinds of travelers. Here’s how we, a local family who lives and hosts here, would help you choose.

What to weigh before you pick a neighborhood

Before you fall for a photo, think about four things. Beach access, how far you’ll actually walk to the sand. Walkability, whether you want dinner, coffee and nightlife on foot. Views, because this is the reason a lot of people come. And noise, since a lively street and a quiet one can be a few blocks apart in Old Town Puerto Vallarta.

Get those four clear and the choice between Amapas and Zona Romántica almost makes itself.

Amapas: hillside views and a quiet street above it all

Amapas climbs the hillside just south of the Río Cuale, right above Zona Romántica. This is where a lot of our condos live, and it’s where we send travelers who care most about the view.

What you get in Amapas: panoramic bay and mountain views, balconies that catch the sunset, and streets that stay calm at night. You’re still only a handful of blocks from Los Muertos Beach and the restaurants of Old Town, but you come home to quiet and to that ocean horizon. The trade-off is the hill. Amapas is walkable, but it’s a climb, and some guests happily take a short taxi up after a long beach day.

If mornings on a balcony with coffee and the whole bay in front of you sounds like the point of the trip, Amapas is your area.

Zona Romántica (Emiliano Zapata): the walkable heart of Old Town

Zona Romántica, also called the Emiliano Zapata neighborhood, is the flat, buzzing heart of Old Town Puerto Vallarta. Cobblestone streets, galleries, bakeries, taco stands and the malecón all within a stroll.

What you get here: maximum walkability and easy beach access. You can step out the door and be at the beach in five blocks, or at dinner in two. It’s ideal if you want to park the car (or never rent one) and let your feet do the work. The trade-off is energy, this is the lively part of town, so expect a little street noise and a livelier nighttime hum.

If your perfect day is wandering out for breakfast and not thinking about logistics again until dinner, Zona Romántica fits you best.

Amapas vs Zona Romántica at a glance

What mattersAmapasZona Romántica (Emiliano Zapata)
Beach access4-6 blocks3-6 blocks, mostly flat
WalkabilityGood, but hillyExcellent, flat and central
ViewsOcean and mountain, expansiveStreet and town views
NoiseQuiet, residentialLively, more street energy
Best forView-seekers, remote workers, slow morningsFood-lovers, nightlife, no-car travelers

Neither is “better.” They’re just different moods of the same wonderful corner of Puerto Vallarta.

Who each area suits best

Choose Amapas if you’re a remote worker who wants a quiet desk with a view, a couple who wants sunsets from the balcony, or anyone who values calm over convenience.

Choose Zona Romántica if you want to be in the middle of everything, walk to dinner every night, and have the beach and the malecón on your doorstep.

And if you can’t decide? Split your stay. A few nights up in the hills, a few nights in the flat of Old Town, and you’ll know exactly where you belong next time.

Where we host, and how to pick the condo that fits

We host in both areas, which is handy, because we can match you to the right one instead of guessing.

If Amapas and the views won you over, take a look at Casa Mi Sueño, a one-bedroom with panoramic bay and mountain views just four blocks from Los Muertos Beach, or The Nest (Casa Mi Nido), a spacious ocean-view studio in Amapas with a balcony terrace and a pool on site. Casa Opportunity is another one-bedroom up in the hills, four blocks from the beach, with a mural by Jose Baldi and a full kitchen.

If Zona Romántica’s walkability is what you’re after, Casa Vizcarra 1 is a modern studio five blocks from the malecón and the beach, one block from the Río Cuale. Casa Vizcarra 2 sits in a traditional Old Town barrio, five blocks from the sand. And for a bright, ocean-view option close to Old Town, Casa Hummingbird is a large, light-filled studio that sleeps two.

Our honest answer

There’s no single best area of Puerto Vallarta to stay, only the area that’s best for you. Want views and quiet? Amapas. Want to walk everywhere and feel the buzz? Zona Romántica. Whichever you choose, you’re minutes from the beach, minutes from great food, and staying with a family who genuinely loves showing guests around.

We can’t wait to welcome you.
